Hello, I’m the other Tony on the Toni Tygart Team. My name is Tony Patterson. I joined Toni’s Team in early 2003, after a few years as an independent agent with RE/MAX. I came to RE/MAX Elite to be with the best, and I know I’ve accomplished that!
I grew up in Independence, Missouri and graduated from Truman High School. From there I went to Missouri State University in Springfield where I received my Bachelors in “Hotel and Restaurant Management.” Upon returning from school I lived in North Kansas City for a short time, and then moved to Raytown, then finally to Lee’s Summit. So I know the Kansas City area well!
Prior to choosing a career in real estate, I worked in several hotels as a front office manager. Subsequently, I spent six years with American Identity as an account manager, a company that supplies corporate branded apparel and ad specialties. I decided I was ready for a major life change. I have family in real estate. Since I already had my license and had always had an interest in real estate, I quit my job and started real estate the next day. I haven’t looked back!
I’ve been living in Lee’s Summit now for ten years, with my partner of seventeen years, and two Yorkshire Terriers. We are collectors of many things including antiques and have an extensive collection of glassware. Additional interests are entertaining and interior design.

I was born in Mexico City. My family moved to Guadalajara, Mexico when I was 12 years old. I earned my high school diploma from The Sacred Heart School. I also earned an Industrial Design Degree from Colegio Motolinia. Subsequently, I worked for a construction company assisting Architects and Engineers while I was studying my Art Major from the Art Institute in Chicago, Ill.
I relocated to the USA in 1983. I moved to the Kansas City area in 1986 where I fell in love with the area and the people and decided to make Lee's Summit my permanent home. I worked in the Travel Industry until 2002 as one of two International Corporate planners for Black and Veatch. There I took care of all travel arrangements, meetings, negotiations, conventions and all the documentation for corporate executives.
I earned my Missouri Real Estate License in 2002, and since then I have been enjoying the real estate industry.
Right now I am working on obtain my CIPS Designation (Certified International Property Specialist), since I have been making transactions in México, specially with investors in the upcoming Mega Port at Colonet in Baja, Mexico.
I enjoy working with clients and meeting new people. Providing outstanding customer service is my number one goal. I believe that every client should be treated with honesty and integrity. Honesty and hard work always pays off and there is always something new to learn.

Personal Background
I was born and raised in the Kansas City area, and I have seen this great city develop into one of the finest and most beautiful areas in the country. I grew up in the Brookside area and have sold properties in South Kansas City, Lees Summit , Prairie Village and Leawood.. I have had the privilege of participating in many community projects such as the Renaissance Festival, Children's Mercy Golf Tournament, fund raising the Kansas City Art Institute as well as serving on the Sketchbox Committee of the Art Institute. In addition I have served on many Committees and Boards in the Real Estate Community, as well as the Lakewood Property Owners Association for the last 7 years.
I love to travel and I have been fortunate to have visited most of the States, as well as Europe, the Caribbean and my favorite Hawaii. I also enjoys weekends at Lake of the Ozarks to just get away from the hustle and bustle of a busy Real Estate career.
Education
I attended Kansas City Schools and Avila College. I have a degree in Interior Design and I have been in Real Estate since 1980, and a Broker since 1981. I have earned the following designations, Certified Residential Specialist, Accreddited Buyer Representative and Graduate of the Real Estate Institute.

I started my Real Estate Career with Kroh Brothers Real Estate, over 25 years ago. I also worked for the Coldwell Banker Realty organization, but I have spent most of the last 20 years with the Re/Max organization and have been very happy and fortunately properous.

When you purchase a property, it usually includes the land and everything attached to it, such as buildings, trees, shrubs, etc. Most buyers are only interested in purchasing the real estate, not the owner's personal property. What happens when personal property has become a part of the real estate? Is it actually a "fixture" which will now convey to the buyer with the real estate?
There are three tests which usually need to be satisfied. Has the personal property been permanently annexed to the real estate? Is it intended to become part of the real estate? What is the local custom? Fixtures may include shades, heaters, ranges, screens, storm windows, lighting fixtures, etc. To save misunderstanding at the closing--and perhaps the sale--it is important that the seller spell out specifically in the sales agreement what will go to the buyer as part of the property.
The term "jumbo mortgage" currently refers to a mortgage loan in excess of $359,650, although the threshold amount may change as the market fluctuates.
